Below is information regarding the Colorado Foreclosure Hotline.  One of the best places to start is to call them and get an appointment with a counselor who can help you assess which of the options would be your BEST option.

If you have a loan modificiation in process with your lender and you have not spoken to a counselor, it is best to do so now, immediately, as lenders will some times drag their feet, string you along and not actually tell if you are even able qualify for any kind of a modification or adjustment —  the counselors through the Hotline will be able to let you know where you actually stand before you start down the road with your lender or will be able to get you off the “wait, wait, waiting ….with no results treadmill” that you are already on with your lender!

Do not despair if you do not qualify for a modification or adjustment (and the rules change all the time).  You CAN take action to keep your credit from further decline by at least doing selling your home to get out from underneath it’s current burden.  You CAN sell even if it’s worth less than you own on your home loan(s).   It is called a Short Sale and Diane Wolta can help you with that — again let’s first reveiw the options together if you can not qualify for a modification or adjustment of some sort.

WHY would I want to do a Short Sale rather than just letting it go into foreclsoure you’d probably ask.  It is a BIG, HUGE deal as far as your credit is concerned as well as if you would ever want to own a home again.   (There are currently folks who did their short sale only 2 or 3 years ago, who are already able to come back into the real estate market and qualify for a home loan NOW!)      Yes, after you wait your time (see on the 2nd next page) too see how short a time it can take to make a come back from a Short Sale versus letting the home go into foreclosure.  Your credit will thank you and you will thank your self in the end.

On the third next page, you can see for yourself how much, much more negative impact a foreclosure has not only on your credit, but ON YOUR LIFE!    With a foreclosure on your credit you will pay more for insurance of all kinds, including auto, AND it can even impact your employment, both in keeping your present job or qualifying for a future job!

CONTACT a HUD-approved Colorado Foreclosure Hotline housing counselor, dial the toll-free number (877) 601-HOPE (4673). Upon calling, you’ll be prompted to enter the
five-digit zip code of the property in question. Enter your zip code and you
will be automatically routed to a HUD-approved housing counseling agency in
your area.

Once in touch with a counseling agency, you may be required to leave a message. It is beneficial to record the name of the agency to which you are transferred. Please allow three to four business days for a housing counselor to contact you following a message.

Only after four business days, if you have not received word from a housing counselor, please notify Estela Zuniga at estela@brothersredevelopment.org.

A housing counselor will return your call to schedule a face-to-face housing counseling appointment.
